A novel by Kerry Lutz
The mob was tough — but the board was murder.
A former mob underboss in witness protection discovers the greatest racket of all: the Florida condo board. The Godfather meets Seinfeld in a South Florida parking lot.
Available in hardcover, paperback & KindleFrom pickleball courts to phantom renovations, from Medicare scams to community "wellness initiatives" — the empire runs on fear, apathy, and board meetings nobody wants to attend.
What happens when a former mob underboss, hiding out in witness protection, discovers the greatest racket of all — Florida condo boards and HOA empires?
John Masters didn't leave crime behind. He just rebranded it. The HOA Emperor builds his empire one assessment, one violation notice, and one rigged election at a time.
Funny, dark, and disturbingly true-to-life — the novel only someone who survived law, real estate, and comedy could write. If you've ever lost a deal, or your sanity, to a dysfunctional board, this book is for you.
It reads like a crime novel because it basically is one. Underneath the laughs is a working field guide to the people who really run the building.
Helps your audience survive HOA conflict with comedy, satire & practical skills.

HOA Emperor is an absolute riot — part true-to-life nightmare, part dark comedy, and completely unputdownable. The author nails the insanity of HOA politics so perfectly that you don't know whether to laugh, cringe, or pour a stiff drink…
